POSITION DESCRIPTION SUMMARY STATEMENT
The Manager/Operator is responsible for their assigned or invested in Bed and Breakfast day-to-day operations, business transactions, guest relations, and property upkeep.
ESSENTIAL POSITION QUALIFICATIONS
Must be willing and able to reside at the bed and breakfast as a permanent residence.
Prior meaningful experience in retail, hospitality, sales, restaurant, housekeeping, or other service industry highly preferred.
Prior experience as a B&B owner or operator highly desired.
Excellent customer service skills including friendly and outgoing; particularly presents themselves with a hospitable personality to all guests.
Demonstrated skills to interact with a variety of people and their characters from support staff to affluent VIPs.
Communication skills must be polished, respectful, and easily understood in any setting: inter personal, phone, email, written etc.
Comfortable and skilled utilizing contemporary technology especially social media outlets (facebook, twitter, tumblr, google+, linkedin, etc.) and property management software.
Competency using spreadsheets or comparable budget and operating expense management software.
Demonstrated self-starter with comfortableness to work on cross functional teams as assigned to address B&B management.
Demonstrated abilities to learn and adapt to any and all needs as they present that are inherent to the B&B establishment.
Willing and able to accommodate very flexible work schedule based on guest and property demands.
Event planning knowledge.
Able to provide on demand locale information; or be able to resource answers.

Additional Requirements
This position will be required to have a share in the LLC
A minimum investment is required--confidentially determined
No debt to this person's name; vehicle and mortgage are acceptable but no revolving credit
This person will undergo a thorough background check to include credit and criminal
ASSIGNED RESPONSIBILITIES AND DUTIES
Provides regular stewardship of the property for the benefit of their own investment, Company's investment, and Guest experience.
Responsible for guest relations including but not limited to reservations, check in and out, ensuring satisfaction, answering questions, and offering recommendations and highest standard of hospitality at all times.
Maintains contact with all guests as appropriate: before, during, and after their stay.
Develops partnerships with Corporate personnel for operational support and best practices outcomes.
Aligns ownership activities and choices within corporate parameters including but not limited to budgets, business practices, resources (talent and technology), and compliance (legal and risk).
Maintains property, equipment, and supplies on a regularly scheduled interval as determined by the business operations.
Ensures cleanliness and sanitation of guestroom areas and common areas whether used or unused.
Obtains and maintains proper licensing as required.
Works with all service vendors (whether independently selected and Corporate approved or Corporate assigned and approved) and develops a rapport so as to ensure all systems are operational and property is groomed (all seasons).
Conducts marketing activities to promote the B&B that results in profitable business transactions such as bookings, rentals, or souvenir sales.
Monitors success of marketing efforts, coupons, packages, referral sources, etc. and adjusts as appropriate.
Appropriately uses social media as marketing tools.
Engages in community specific activities, meetings, or events appropriate to the operation or guest experience of the B&B.
Attends conventions or expositions as meaningful to the operation of the B&B
Provides substitute/relief inn keeper support to other Owner/Operators.
Responsible for additional duties, projects, or expectations as assigned.
PERFORMANCE MEASUREMENT
Guest experience is the best it can be.
Budget and operational activity outcomes are met successfully.
Participates as a key and cooperative member of organizational cross functional team.
Provides B&B best practices that lead to better operational and profitable activity.
Shows respect for the B&B investment as an owner/operator of the property and its amenities.


Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
